General Terms and Conditions
1. Buildings are the property of Solid Sheds North East
until full payment is received.
2. Some buildings featured in our brochure, on our website
and at our sales sites may not be a standard build.
Any extras and upgrades can be found within the relevant
product pages in our brochure and on our website.
3. A minimum of 20% deposit is taken at the point of
sale and the outstanding balance is due no
later than 7 days before delivery.
Any deposit taken will secure the current purchase price
of your building for 3 months from the date of purchase.
Should you wish to make a deposit but take delivery
after the 3 month period, this can be arranged.
However, after this time, the remaining balance will include
any price increases to both the the building and any
extras and upgrades that may have occurred during that time.
4. If an order is cancelled once placed, then Solid Sheds
North East reserve the right to retain a cancellation fee
which is typically 10% of the total order.
If an order is cancelled by you, for any reason, within
7 days prior to your build date, then we reserve the right
to retain the full 20% deposit.
If a premium garden room order is cancelled within 28
days prior to your build date then we reserve the right
to retain the full 20% deposit.
5. Delivery dates and lead times given may change due
to circumstances which are out of our control (even on
the actual day of delivery).
6. Customer services will contact you approximately 10 days before
your delivery to carry out a pre-delivery check and to
arrange collection of any outstanding balances.
7. Specifications will be adhered to as far as possible
but Solid Sheds North East reserves the right to make
any product alterations which may be necessary or
advantageous.
8. Solid Sheds North East guarantee all our buildings and
roof coverings for a full 12 months but will not be held
responsible for damage or lifting of roofing materials due
to adverse weather conditions. PLEASE NOTE THAT
YOUR GUARANTEE IS NON-TRANSFERABLE.
9. Damage caused by humans, animals or adverse
weather does not fall under any guarantees.
10. Problems arising from self-laid bases, self-erected
buildings, poor maintenance, the wrong maintenance
materials (including inferior treatments) or any
modification beyond Solid Sheds North East build
specification do not fall under any guarantees.
11. If you have had a base laid, either concrete or flags,
or if you have an existing base this must be flat and level
or we may not be able to erect your building.
In this instance, should you still want us to erect your building,
you may be asked to sign a waiver whereby, with regard to any future issues
that may arise due to an incorrectly laid base
(misaligned doors, windows, roofs etc), we reserve
the right to refuse to return to rectify these issues.
In signing said waiver you are agreeing to these terms and conditions.
12. You must ensure you leave adequate ventilation to
allow your building to dry out especially if your building
is erected in damp inclement conditions (sounds like a
typical British day!). Leave the doors and windows open
on fair weather days to allow the interior to dry taking
care on windy days. Do not use a heater as this may dry
it out to quickly which may cause cracks and warping
especially in the roof area.
Failure to ventilate your building will cause condensation
on windows and ceilings which can be mistaken for
leaks.
13. As timber is a natural product Solid Sheds North
East cannot be held responsible for treated timber
colour variations, cracks, shrinkage, knotholes, shakes or
movements in your building.
14. It is your responsibility to ensure children are fully
supervised whilst playing in, on or around Wendy houses
and on any of Solid Sheds North East sales sites.
15. All ex-display buildings are sold as seen. Although
great care is taken whilst taking down your ex-display
building, you must be aware that some damage may
occur and accept this as part and parcel of buying an
ex-display building. The existing roofing felt will be used
but we will provide a felt strip if needed.
16. All missing items or any issues post-build must be
reported to Solid Sheds North East within 24 hours by
email to cs@solidshedsne.co.uk.
17. Any issues with your building after the 12 month
guarantee period will incur a call out charge that will
be fully refundable in the event of your issue being a
manufacturing/fitting fault.
18. In the unlikely event that your building doesn’t meet your
expectations please email customer services on cs@solidshedsne.co.uk
with an explanation of your issue and photographic evidence.
19. In adverse weather conditions, it may not be possible
to glue a rubber roof on the same day. We will endeavour
to return to complete the works within a reasonable
timescale weather permitting.
20. If you are keeping livestock in your building, then
you should expect condensation problems. It is the
customers responsibility to prevent/rectify.
21. It is the customer’s responsibility to regulate the
temperature of their building.
22. If the plasterboard option is chosen please be aware
that the floor will get plaster on it, although we will do our
utmost to leave it a clean state.
23. Due to varying board thickness’s and widths during the
milling process, we cannot guarantee that boards will be
aligned edge to edge and on corners.
